Minimum Golden Visa Portugal 280,000 Euros real investments will end in July 2021

The Portuguese Government decided, together with other changes of the Portuguese Golden Visa Program, to end the minimum 280,000 Euros real estate investments qualified for the Program. That doesn’t mean that the Golden Visa Program will end or it won’t be possible to buy real estate in low-density areas of the country, but that from July 2021 the minimum investments will no longer be only 280,000 Euros. The exact amount is the subject for confirmation, but most likely the minimum investments will start at 350,000 Euros.

Last Chance: Portugal Golden Visa 280,000 Real Estate Investments

As many of you know, The Portugal Golden Visa is a golden visa program by the government of Portugal that grants residency to people who invest in properties worth at least €500,000, but not everyone knows that the actual investments in real estate can start from 280.000 Euros. How it works? If the property is located in so-called “low-density areas” of the country (areas with less than 100 inhabitants per sq.km., or where the GDP per head is below 75% of the national average), the value of this investment may be reduced in 20%. Meaning, that you can buy a new property instead of €500,000 for €400,000 and still get the Golden Visa. Or you can invest in Portugal property that is in need of rehabilitation and in this case, minimum requirement decreases to €350,000. The property either has to be built more than 30 years ago or has to be located in a designated area of urban rehabilitation. If the property is in a “low density area”, minimum requirement gets reduced to €280,000.

Apart from the changes in the amount of investment, the concept of low density territories will be replaced by a concept of “Inland Areas” (as listed in a Government Decree from 2017). This list of territories in the said Government decree is shorter that the list applicable under the current concept of low-density territories.
