Low-Density Areas in Portugal For The Portugal Golden Visa? Low-Density Areas in Portugal for The Portuguese Golden Visa Program! Where Are the Low-Density Areas in Portugal? Click!
Knowing the low-density areas of Portugal is an important part of the investment process, taking into account that part of the investments are only eligible to obtain the Golden Visa if they are carried out in these territories.
The definition of low-density areas, by the Portuguese Government, was intended to create an incentive for the development of these territories. In this way, under the Golden Visa Program, real estate investment routes have changed.
What are the low-density areas of the Golden Visa Program?
Low-density areas are regions in the interior of Portugal with less than 100 inhabitants per km2 or with PIB per capita below 75% of the national average.
It is also important to distinguish between inland regions and low-density areas, since not all inland regions are considered as low-density. This will influence the type of property you can invest in.
In practical terms, and according to the rules in force, the inland territories of Portugal can receive investment in residential and commercial properties, while the remaining areas can only receive investment in commercial properties.
Inland areas that are also low-density can benefit from some advantages in terms of investment requirements, such as a 20% reduction in the minimum amount of investment required.

Low-density requirements
In order to qualify for the low-density investment option under the Golden Visa Program and benefit from the minimum required amount of €280,000, you need to:
Investing in a commercial property located in a low-density region, or
Invest in a residential or commercial property in a low-density region in the interior of Portugal
If you want to invest in a high-density area, the minimum amount required will be €350,000.
Why invest in low-density areas?
The European real estate market is one of the most valued in the world, attracting many investors who envision the possibility of reselling their properties for a higher price after a few years. Low-density areas are perfect for this, as many retirees seek these regions to enjoy retirement in these intrinsically quieter places (residential property).
Commercial investments can also be an excellent opportunity for investors looking to diversify their investment portfolio, even in inland territories, which are, after all, considered as privileged areas for tourism.
